Do owners have to allow pets?

Owners don’t have to allow pets, it’s not their obligation. But it’s true that most of the time, pets are not allowed; however, this can change if an agreement is reached with the owner, making exceptions for guide dogs, though, are welcome.

Do I need to provide you with photographs?

What do you mean when you say "full-service property management"?

LBPM is a boutique management company specializing in working with an owners objectives for their investment properties. We have been managing investment properties in Long Beach for 20 years and pride ourselves on customer service. Our management company will work to maximize income and reduce expenses. Property Management includes leasing, marketing vacancies, maintenance supervision, bookkeeping, tenant management and repositioning of your asset. Our management reports are either emailed or we use Dropbox; report consists of rent roll, invoices, bank statement, P&L and quick summary of monthly report.

What about regular maintenance?

Long Beach Property Management services include regular maintenance and immediate solutions for arising problems in the property. Our team makes sure to keep the regular inspections to make sure everything’s in its place. We also do weekly inspections of the building and common areas. Routine unit inspections are done when needed or at least twice a year to check smoke/CO detectors, general unit condition and for any plumbing leaks.

Who takes care of my lawn, my pool, etc.?

Our property managers also take care of the surroundings of your property. Ee can keep clean all those areas that may be a bit tedious for you.

If I leave the country, do LBPM have the ability to manage my property?

Yes, in case you need to travel to another country and leave your property for a while, then we step in and manage it. You’ll be receiving all the reports on the conditions of your property, as usual.

If you decide to rent in one of the properties we manage, we recommend you to call us as soon as possible. Our agents are always there for any inconvenience our tenants might be undergoing. In case of sensing something’s wrong, you can call our main phone number. Also, you may have your property manager well-identified; he or she will provide you with their personal working number. Just remember that if it’s an emergency, always call 911 first.

What should I do if I need to change my locks?

Consult it with the property manager in charge. All the decisions respecting the renting living areas should be negotiated with the property managers.

What should I do if I want to paint or make changes to my unit?

For any physical changes in the place you’re renting, always consult with us first, so we can get to an agreement if you need any changes in your living area.

Pest Control

Does the house come with pest control?

What do I do with the past tenant's mail?

What do I do if I want to get a pet?

However, if the person asking for permission needs a pet because they depend on a guide dog or similar, then rules can be bent.
